Branded as the Four Seasons of Office space, 300 Four Falls was the first suburban office building to achieve Trophy Class status.

Completed in the fall of 2004, Equus developed this 290,000 square foot office building prominently located between the Schuylkill River and Schuylkill Expressway (I-76) in West Conshohocken, Pennsylvania. The complicated development process offered challenges that included relocation of a sensitive waterway and construction of an “eel ladder” to protect endangered wildlife, removal of extensive steep slope rock while stabilizing the surrounding land and organizing the logistics of working in confined site conditions between an interstate highway, local roads, a railroad, and a river.

300 Four Falls has a stunning exterior, comprised of a polished granite facade with a continuous ribbon window system that allows for floor-to-ceiling glass on the east and west elevations to take advantage of expansive river views. The building contains seven-stories of premier office space situated atop a six-level parking garage. The nearly 45,000 SF floorplates featured “dual cores” allowing each half to function as if it were a full floor. 300 Four Falls was the first building to be designed with 30’ x 45’ structural bays thereby minimizing the number of columns and maximizing space plan efficiency.

300 Four Falls was the first building in the market to feature complimentary WIFI service, 24-hour manned security, in house dining services, a full service fitness center and complimentary concierge services.
