In 2012, McKesson’s Medical-Surgical business unit identified the Winchester, Virginia region as the ideal location for their mid-atlantic distribution requirements. McKesson recognized that the I-81 corridor would be ideal for servicing their customers from New Jersey to North Carolina. Equus was successful in securing the build to suit 10 year lease with McKesson because of Equus’s site frontage directly on I-81, the ability to expand the facility from the original 450,000 SF built to suit size to 715,000 SF, and Equus’ track record with delivering challenging build to suits for demanding corporate customers.

The McKesson facility, in addition to being a Class A cross docked warehouse, was designed and constructed with many unique features including: a fully air conditioned warehouse, an FM Global I-90 roof system, an FM Global MFL wall, an FM global backup water tank for site suppression, two full building diesel powered back up generators, and a custom designed material handling system with a three tier mezzanine pick module, a full case pick module, a raised sorter platform, and multiple conveyors encompassing 60,000 SF of floor space and 32’ of vertical space.

Equus and McKesson’s total investment in the property was over $70 million.
